These Terms govern your use of PropPort (propportinvest.com) and the investment analysis reports it provides. PropPort is operated by Sam Cheng, an individual based in New York ("PropPort", "we", "us"). By buying a report, subscribing, or submitting a property through our forms, you agree to these Terms.

1. What PropPort provides

PropPort produces automated investment analysis reports for residential properties. A report uses the details you submit, third-party rental and market data, and an AI-assisted underwriting model to estimate figures such as cash flow, cap rate, cash-on-cash return, DSCR and multi-year projections, and ends with an ACQUIRE, NEGOTIATE or DECLINE verdict.

2. Not financial, legal, tax or investment advice

Reports are for informational purposes only. They are not financial, investment, legal, tax, appraisal or lending advice, and they are not a recommendation to buy, sell or finance any property. Always consult a licensed professional and do your own due diligence before making an investment decision.

Reports rely on estimates, assumptions, the information you provide and third-party data that may be incomplete, out of date or wrong. AI-generated analysis can contain errors. We do not guarantee the accuracy, completeness or results of any report, and past or projected performance does not guarantee future results. You are solely responsible for decisions you make using a report.

3. Plans and payment

Per report: a one-time fee (currently $25) for one report on one property, charged when you submit the request.
Monthly plan: a recurring subscription (currently $99 per month) that renews automatically each month until cancelled.

Prices are in US dollars, plus any applicable sales tax. Payments are processed by Stripe; we do not see or store your full card number. We may change prices for future purchases or future billing periods; subscribers will be notified before a price change takes effect.

4. Monthly plan, renewals and cancellation

By subscribing, you authorize us to charge your payment method each month until you cancel. You can cancel anytime through the subscription management portal or by emailing smarts@propportinvest.com. Cancellation takes effect at the end of the current billing period; you keep access until then and will not be charged again.

"Unlimited" means reports for your own personal or business evaluation of properties you are considering. Automated, bulk or resale use, or sharing your access with others, is not permitted, and we may limit or suspend accounts that abuse the plan.

5. No refunds

Because reports are generated and delivered immediately, all sales are final and payments are non-refundable, including partial subscription months. Cancelling stops future charges. This does not limit any rights you have under applicable law.

6. Your responsibilities

Provide accurate information and an email address you control.
Only submit information you have the right to share.
Do not misuse the service, attempt to access it without paying, or interfere with its operation.

7. Intellectual property

You may use reports you purchase for your own purposes, including sharing them with your lender, partners or advisors. The PropPort name, website, model, methodology and report format remain our property and may not be copied or resold.

8. Third-party services

PropPort relies on third-party providers, including Stripe (payments), Typeform (forms), Make (automation), Rentcast (rental data), Anthropic (AI analysis) and Google (email delivery). We are not responsible for outages or errors caused by those services.

9. Disclaimer of warranties

PropPort and all reports are provided "as is" and "as available", without warranties of any kind, express or implied, including warranties of accuracy, merchantability, fitness for a particular purpose and non-infringement.

10. Limitation of liability

To the fullest extent permitted by law, PropPort will not be liable for any indirect, incidental, consequential or special damages, or for any investment losses, lost profits or lost opportunities arising from your use of the service or any report. Our total liability for any claim is limited to the amount you paid us in the three months before the claim arose.

11. Changes and termination

We may update these Terms from time to time by posting a new version on this page; continued use after an update means you accept it. We may suspend or end access for anyone who violates these Terms.

12. Governing law

These Terms are governed by the laws of the State of New York, without regard to conflict-of-law rules. Any dispute will be handled in the state or federal courts located in Suffolk County, New York.
